Hi..you have applied for the Yishun Riverwalk? how is the location like? is it near MRT or very very far from MRT? how is the location there???=)

Nope, it's not near KTPH.

Quite a distance from it actually.

The previous bto, Yishun Floral Spring , is nearer to KTPh.

The hospital is at neighbourhood 9 while the Yishun Riverwalk is at neighbourhood 3. It is a few bus stops away from Yishun MRT station. Nevertheless, my bf and I went to the site and had a look before applied for it last night!

The number of applicants for 4 rooms and 5 rooms have exceeded the number of supply. Praying hard to have a good queue number*

lietieng, based on the map on hdb website, it seems like the domintory is not permanent as the location is a reserved residential site.

its my first time applying for BTO.. just wanna double make sure...the Que number will be balloted right? Then means not first come first serve thingy right? so even if i apply on first day or last day of application doesnt matter right?

Me and SO question about this too, but we think is not permanent. What we believe is the domintory is there for the construction workers who are working on the few BTO(Jade Spring, Floral Spring etc). So by the time the BTOs are done, they should be moving.

Welcome! Ya, I applied on that very day it opens for application. My SO and I drove down to the site and take a look on the first day. I'm not sure whether to consider it as the forest area. Haha.

If you are not driving, you might think it is not convenient location. You would have to take a bus to get to Yishun MRT station/ bus interchange.

I lived in Yishun when I was young, but moved to Woodlands. My SO has been staying in Yishun all his life! So we are quite used to this area.

Hi all!

I also applied for this BTO on the very first day too
Yesterday just went down to the site and take a look.. saw a few guys putting up the signboard for Riverwalk..

I am just guessing the worker dorm will be a temp one.. if u girls saw the site plan, behind this BTO, there is another plot of land for future residental development and its one road behind it so I guess it will be beside the dorm and dorm should be gone by then?

I think the dormintory will be out after the land is sold.

Did you girls see the security guard standing at the traffic light? Total unnecessary for him to be there, as if people dont know how to cross the road!

Actually the location is not that far from MRT, still possible to walk to there. I try taking a slow walk down to the site from Yishun MRT and it takes about 15-20mins.

Your slow walk still very fast ..for me the distance is not in the "walking distance to MRT" catagory for me . That and there's not much shelter between the walk to Yishun MRT and HSH

As for the dorm ....

It seems to me that the place is a bit out of the way but nevertheless I have applied for it... cos my SO's parents are staying near this place... Looks like the number of applicants is quite a lot... Hoping for the best...

im interested to apply for this BTO & went out to check out the location.
Its about 4 or 5 stops depending where u want to drop for bus 804. Its a very crowded bus.

i had also went up to the highest floor of the opp flat to have a look & there is 1 or 2 towers burning red at the port of malaysia.
From what i check frm street directory , it stated - Port of Pasir Gudang Malaysia. And there is smoke coming out frm the towers.
Jus wondering if any of you know what is it..and whether the smoke is safe. Lol.. I had a very sensitive skin so it worries me abit.

My grandparents have lived at the opposite flat for years, and I have seen it for years. All the while I thought it is Senoko Power Station. The cylinder is not that near to the flat anyway, so shouldn't be much of an issue.

i guess the dom is just a temp for the foreign workers working on the BTO? Like a previous reply by a podder, the map shows that it says reserved for future residence.

After getting the q number, wait for the selection date to be released.

HDB will mail the booklet and selection details to our home. In the letter, they will tell you what to prepare and bring on selection date.

For HLE, during selection date, the officer will give you the application form to fill in and also if you are eligible for the AHG, can get the form from them too.

another question. i read from some other forums, that you are able to know hw many ppl went down for selection per day. so do we need to be physically be @ HDB hub or it would be online? and how do we know which are the units selected.

You can check which units are selected from HDB website, link is

If you want to know how many people are invited for selection each day, you can call HDB hotline check with the officer, they will tell u which queue no. for that day.

Most likely selection will start early Nov. Usually each day around 20+ averagely. Sometimes can go up to 40+. Weekend have selection also.

even there is an empty land at the top and right side, i tink few yrs down the entire area will be surrounded by residential buildings/schools too. lol..
no land will be waste in singapore. so i doubt there is any good view

i got a quite good queue no. for 5 rooms. first timer here, i heard that if in future for 5rms downgrade to a smaller flat need to pay a levy, does anyone familiar about this regulation?

for the past 2 years which i had been tracking on the bto.
none of the BTO has less den 75% take up grade.
By seeing the demand is over supply.. BTO is always over subscribed and taken up quite a reasonable %.

Have anyone studied about the feng shui of Yishan Riverwalk? There is a large drainage <River??> located on the western side of the plot of land... i'm wondering if it is considered good or bad? For those who have visited the site... hope you can share the condition of the water in the drainage...

Hey, dun be disappointed ya... My colleague got her Punggol BTO with a mid queue number but she got the highest floor still.. Haha!! Stay positive... As u know the whole project consist of 16 blks. There will still be chances to getting higher levels.. Cheers

I have went to the site to take a look. There is a bus stop at St 31 and Ave 6 (Slight walking distance). Wondering which are the best Blks to shortlist. Headache man! Anyone would like to share their views?

i think so... cos the FAQs that i read on HDB said something like if you are being offered a selection number then for whatever reasons you don't want the flat then you will lose one of the 2 time of first time priority..

By the way, they only sent the letter to 1 party. Meaning if you put your name in the 1st owner column when you ballot, HDB will send the letter to your house only.

my fren says facing drainage is good HAHA! cus facing park windy... got one is facing school she say nt gd cus when renovating starting up its gg to be dusty noisy etc!!!

HDB say the model flat will be up when selection date is open! =))




HAHA! no worries lah!! half the no of flats available should be able to get atleast 8th floor and above!!!! 652 flats leh!!!!

U log in, select My Flat, then under application status, select new flat. You should be able to see something like:

Your queue number is U009x. Your appointment to select a flat is on 09 Nov 2010 at xx xx.

If not out yet, probably they still updating the system.

Checked with HDB before, the HLE is only valid for 3 months. We would need a valid HLE letter when we attend an appointment to sign the Agreement for Lease within 4 months after selection.

However, we can apply HLE anytime ( it is free) to know the loan amount and affordability.

Hmm.. I haven apply for any HLE or AHG... Heard from my colleague that no need to apply so early leh. She mentioned i can apply on the day of the selection itself.. Right??

I went to see the models yesterday. Nice... Haha!! Still waiting for the kit though. Thinking of whether to choose the ones near the 'river'. Cos that's the only part got view n will be more windy i think.. Hehe!

My brother 's queue no. for the Waterway Terraces BTO is 2XX but he managed to get the 9th floor. Juz a curious question, is 13th an unlucky number?

I saw the 3D model but realised there are water tanks on the roof top...will it affect the ceiling of the top storey in future wo?

Ya. The models are nice.

U should take a look then you know where the windows are n the blks you shortlist are facing. The only view you can see is those blks at along the river leh. I also contridicting. Cos of the 夕照.

13 really no good ah. Hmm... Cos my number is like 13X then i want higher flrs. Thinking as long as 12 flrs n above gd enough. Wondering if able to get the higher ones. Haha!

its a headache to choose units. esp have to choose at least 30units on hand
so 15th floor is not good? cos of the water tank problem?

currently im stayin the highest flloor 16th, the only problem i had is..electric shock-age whenever there's thunder, heavy rain.
It can happened like a few times during that period. quite frustrating.

actually, if u look at the models carefully, the water tanks are on top of the 4 room units (for the blocks facing the dorms at least). so it's okie for you to get the top floor (i suppose). cos if the water tank is not above ur flat, there wun be any water leaks right?

however, it should be quite hot when the sun beats down on the top right? hmmmmm

not for the 5rooms... they only have it either facing the river or the dorms! have 2 little blocks in the middle but we are not looking at those cos its being surrounded.. haha

Actually the middle blk (333A) unit #207 will have unobstructed view for now..coz the view is not blocked by others at e moment (If u stay above the multi-storey carpark). If there is future HDB development at the field indicated, at least the blk 333A's view wont be very near other blk (more privacy)..

The longkang doesnt look as nice as it seems but at least it's clean & odourless haha..i oso headache dunno which blk to choose leh...hope to get more info once e kit arrives b4 i decide..

Podders but this Riverwalk is just infront of the foreign workers' dormitory and its quite out of place and i dont think there are much eating place within walking distance.

Why not walk for the Nov bto to come out? Personally i feel that this is really not a good place.. I live in yishun and i gotten the previous BTO alr..yishun floral spring..

The foreign workers' dormitory will not be there permanently i guess, looking at the site plan, the area is reserved for future residential development. As for location, personally i feel it is still not that bad, still can walk to Yishun MRT abt 15-20mins. Amenities it has it own eating house, shops, minimart.

Since already have a queue no, will go ahead with selection then to wait for Nov bto..may not get a good queue like this time.

anyway me & my fiance in big dilemma then decided we will give up our queue #40 for 4room. do consider ur units carefully! either kena west sun, or far from existing bus stop (imagine lugging all the groceries walk so far..), or next time face high rise
hoping for better bto!

i dont think it will happen. so far from the day i had notice on bto .. they had nv drop a bto for past 1-2yrs. Demand over supply. surely hit 80-90% of take up rates.

should be sliding windows (3/4 height of wall)
push out kind are called casement windows, and would require owner to do reno - in the kit, it shows the kinds of casement window styles 'acceptable' to hdb

Yah..i am thinking the same as you, want some sun for the service yard, if totally no sun, the clothes will be hard to dry. So long as the bedrooms n living hall facing dun kanna any sun i think is fine.

I took up 336A, 14th floor initially wanted blk 333A, but realised it may be far from the main road/bus stop.. The current bus stop is opposite the road, west of the buildings really hope I have made the right choice..

every one is excited abt the choosing of flats, haiz, counting down, 30 days. because of the date, i gotta change my travel date. haha, but its worthwhile. wonder hw many ppl dropped out today.

actually i went to the site. me and bf have been v troubled by the dorms n jungle since. we actually thot of not going for the appointment date. its really near the dorms no matter where u face. and the dorm is big. plus its ulu with so big a piece of jungle i really dunno if ppl will just attack residents there and throw them into the jungle n not found for days. tt girl tt was attacked by tt nsf guy tt was recently caught was attacked there when she was jogging, and even alerted those special force police to search jungle cos its really a thick jungle n of cos they cant find him cos he's only recently caught aft tt woodlands murder. i know i sound v worry-too-much. but... its really a concern.. to me. sorry girls if im making u worry with me.

Sure anot? i really really hope the dorm wun be there for long. i kept reading thru alot of websites thru search with Yishun Riverwalk and saw some ppl say the dorm there for 10 years already and while i kept convincing myself it will be gone, im also thinking where else can they build, since this is really the edge of the jungle already, where else should a dorm be placed at. anyway the forest also not likely to be cleared cos its the last virgin forest in singapore and it has been highly debted by many geographers to keep it. u can search online to see. so a big piece of forest will be there to keep, gd thing for nature lovers, but its also a potential place for crimes.

girls, i really dun wan to waste my chance by giving up on riverwalk plus i also applied for the Woodlands meadow and woodlands dew and i realize i like this better. but im really worried. can anyone help me see more pros so i can talk to my bf about this again?

erh,, well its up to each individual. My gf feels that she doesnt want to take a gamble, even though we got 38X we are quite happy to get a middle number even though its the first time. But come to think of it, most BTOs are all in "ulu" areas, if its in the hot areas, it would be oversubscribed & what are the chances of getting a q no?

End of the day, getting a house is a long term investment, but seriously, over time the patch of land where the dorm resides would be gone, high chances, so happy choosing =)

hahaha yeah limkun u re right... for plot of land that has a gd location, HDB will not want to build a normal estate.. for e.g., the land beside yishun park, its for DBSS... it has a gd location the estate is in d middle of everywhere... i initially tot that one was for riverwalk HAHA!

Hi citrus_sorbet, i quite sure the dormitory wun be there permanently coz the site is already reserved for future high rise residential development. It is only matter of time the dormitory have to go..for now the place may seem ulu coz not much houses there, when the houses are built and people start moving in, guess will be better...you can actually consider those units facing yishun ring road if you mind the dormitory. Nearer to existing houses and bus stops too.

Just my two cents..hope it helps

i very headache which blk to choose becoz of e west sun...haiyo. If the blks are slanted, the sun will not be directly shining into e flats right? Only certain part of the walls e.g Master bedroom will be affected?

And there's 2 types of units for 5room...1 with a smaller kitchen+window & bigger service yard..the other with larger kitchen w/o window wo..hmmmm...

To confirm HLE approval is based on the first time when u sign the lease right? Even though income hits 8k after 3-5 years when we get the key, it would still be based on the time when we first signed the lease right?

Ya..i din notice there's 2 types initially. Only 1 unit per level has the 1 with smaller kitchen..but the total floor area is the same. U can view it from the Blk Plans online...

I haven't receive my package and selection date!

Just now called HDB hotline to inform them about it and the customer service told me my selection date is on 2 December but I am not in Singapore!

Anyone know what should I do? Assign someone to go on our behalf? Does the someone has to bring authorisation letter or what?

hello! i'm curious about the kitchen/toilet flooring and doors that hdb "provides".. anyone know how they looked like? we went down to hdb hub once to see the showroom units, but didn't pay much attention to the tiles/doors.. i only remembered seeing big square tiles on the display... how about the doors? are they good? hehe.. most people will choose hdb ones, or buy own doors?

since renovation needs to be done after the flats ready... mite as well do everything one shot atleast move in time happy happy

I am lost about the financial procedures in taking up the flat. Anyone can advise? I know that we are supposed to pay an option fee of 2k if you were to take 4/5 rm flat. As I read on, it said that it will refunded to us if our CPF can cover. So we got to put down cash first before they refund us? & when do we need to pay the option fee?

heya babe!! put it simply, when u go down on ur selection appt date, if u wanna book that unit, u pay an option fee of $2k. Then HDB will invite you to sign lease of agreement within 4 months from your booking date, at that point of time, u need to pay downpayment of 10%. But if one of the applicant is less then 30yrs old and its the first flat, u re eligible for staggered downpayment, so u only need to pay 5% of the total cost of flat.

This can be paid by cpf/cash or both. Means if ur cpf cant cover the dp, ur option fee will be included inside, then u cannot tk back your option fee. But if u had worked consecutively for 1yr at the point of application, u can apply for AHG i.e. Additional Housing Grant, this grant can be used to cover your downpayment. If the grant exceeds the amount of dp u need to pay then gd, if grant is lesser then the amt of dp, u gotta fork out the remaining amt via same method.

If u re eligible for AHG, u can ask the officer for the forms on ur selection date.

Okay, let me try to abosrb and summarise and you let me know if it's correct okay?
On the date of selection, if we want to 'book' our flat, we pay 2k on the spot .

During Downpayment, if your cpf + ahg is not enough money to pay the downpayment. You will need to top up by cash. And they will not return you 2K option fee, it will be used for your downpayment.

If your cpf + grant is enough for downpayment, no cash is needed. During the signing of lease they will ask you to sign the agreement to return the 2K option fee, via cheque or giro. Giro is faster den cheque.
